An international student’s experience of the NUS MSc in Real Estate programme

NUS MSc in Real Estate student Zheng Ping recounts her leap of faith to study in Singapore.  

Many possibilities seem to recede after the age of 30, but I believe the hurdle of time and challenges can be overcome. Hence at 30, I decided to gift myself a different journey—doing my postgraduate studies at the National University of Singapore (NUS).

I still remember the moment when I received the NUS MSc in Real Estate acceptance letter in May this year. NUS was the only school I applied for, so there was definitely joy when I received this dream offer from my dream school.

There were also worries, however, which stemmed from going abroad during the pandemic and venturing into an unfamiliar environment. But the joy exceeded the worries. I started packing my bags, ready to start a new chapter in my life.

Back to school

Before 30, I had studied and worked in South Korea for 10 years. Like many others, I worked hard in my job and dreamed of a better future. But as I neared the age of 30, I developed a better understanding of myself and what I wanted my future career to be. I wanted to improve myself and go for postgraduate studies.

I already had four years of experience working in the investment banking department of a securities company. Deep in my heart, I knew I wanted to make investment my lifelong career, to study it systematically and go deep into the industry.

Why real estate?

In the course of my work, I was exposed to Real Estate Investment Trusts (REITs) and real estate-related businesses, which sparked my interest in this area. I decided to find a programme that would allow me to study real estate systematically.

The full-time NUS MSc in Real Estate programme spans one year and requires applicants to have more than two years of work experience. Considering my own situation, including time, finances and career planning, this was in line with what I wanted.

My five modules in the first semester were Real Estate Development, Real Estate Economics, Real Estate Investment, Commercial Real Estate Appraisal and Real Estate Investment Trusts.

Theory and practice were both of importance, and various group projects kept us busy.

Our assignments were based on the latest topics in the industry, and we got to apply different valuation methods, market analyses and investment theories. Each team was made up of students from different backgrounds, such as finance, law, consulting, and hospitality, and we found our strengths complemented one another.

Learning also takes place during the internship, where I was able to apply much of the knowledge gained in the classroom to a practical setting. We also gained industry exposure through talks by guest speakers from related industries, including asset management, REITs, private equity real estate, family office and hospitality.

The guest lectures and discussions gave us insights into the latest industry developments. At the same time, we also had the opportunity to receive advice on career planning.

Why I chose to study in Singapore

Studying in Singapore is great. It’s one of the top financial centres in the world. It’s also one of the easiest cities for foreigners to live in. Convenient transportation, international cuisines and a clean and green environment make the experience of studying abroad much more pleasant.

Why I chose NUS

NUS is the oldest and most prestigious university in Singapore, ranked 11th in the world and first in Asia in the QS World University (2021-2022) ranking.

I was drawn to its quality of teaching, alumni network, and the school’s facilities.

Most NUS professors have a strong educational background and are outstanding in their respective research fields. Some of them also have extensive industry experience, so they can impart relevant views and experiences.

To me, the alumni network is also an important consideration. Wherever I go in future, being able to tap on a strong alumni network will be a plus in my work and life.

While at NUS, I’ve also benefited from the various facilities and supportive environment. Nestled among lush greenery, NUS has many facilities such as libraries, study rooms, gyms, swimming pools, tennis courts, museum and cafeterias.

In addition, the school also gives great support to students in their job search. The BIZCareers office in NUS Business School often sends out recruitment information and invites industry professionals or human resource personnel for recruitment briefings or career planning guidance. The career advisors also conduct one-to-one sessions on all aspects of the job search process, such as resume writing and interviews.

For international students, it is a good way to understand Singapore’s job market and to find targeted jobs.

On reflection, it took a lot of courage for me to leave a familiar environment and return to school after working for 6.5 years. But I’ve satisfied my desire for knowledge and pursued my dream, so I have never regretted this decision. I am also more confident of my path in the future. It is never too late to have a fresh start. May you pursue your dreams at NUS!
